Hi there, Eighteen months ago we replaced the tiles in our kitchen with small mosaic ceramic square tiles. We followed the advice of the supplier and various product user guides - they were prepared, sealed, cleaned, buffed etc. I clean them religiously, I have tried bleach, lemon juice, bicarbonate, scrubbing, yet still they look like the whole lot needs to be ripped out and started again. It is such a shame, a lot of work went into them. The grout seems to attract every bit of dirt, grime available. When I think they are clean, I can go over them again and more stain will come off? Any advice will be greatly appreciated. I am in England, so wonder if you can advise products that may be available here? Thank you.

Mosaic tiles, although attractive, have issues because of the multiple grout joints. Cement grouts can stain easily and sealers don't give you 100% protection. They only give you enough time to remove/wash contaminents before they stain permanently. I will send a copy of your request for information to a friend of mine who is a specialist in grout protection and stains. I will get back to you, hopefully within a few days. "TIRTGIM" Armen Tavy

It would be easier to talk to the expert in person. "Tile Guard" aka "Homax". Their products are available in many Lowe's Stores east of the Pacific Time Zone. Call "Homax Products, Inc." at: 360-733-9029 ext. 2145 and ask for Dave Glen who knows more about cleaning and sealing tiles than anyone else I know, including yours truly. Don't forget to tell Dave I sent you. He can also give you locations where you may purchase their products, if you can't find it/them at your local Lowe's. Get back to me if you have any more questions. "TIRTGIM" (Tile It Right To Give It Might) Armen Tavy
